Fire and Life-Safety for Small Buildings

Applications for review of buildings 3 storeys or less in building height, having a building area not exceeding 600 m2, and used for residential, business, mercantile, and industrial applications.

Approval of all Commercial Building Plans is Required

The Government of Newfoundland and Labrador Buildings Accessibility Act requires commercial building plans for new buildings, and existing buildings as per the application of the act, to be registered and compliant with the regulations.

The application must include the building plans, accompanied with information regarding:

  • description of the work/project;
  • existing building, and proposed development dimensions;
  • fire separations;
  • interior and exterior wall construction;
  • heating equipment;
  • means of exit; and
  • fire and life safety equipment;

Requirements for Registration

All public buildings, apartment complexes, and hotels that were issued a new building permit after December 24th, 2918, or any building where:

  • the amount of renovations and reconstruction exceeded 50% of the replacement cost of the building;
  • A building addition contains a principal entrance;
  • A building addition is greater than 300 square meters; or
  • The building is reclassified from a previously exempted occupancy.
