Inspection Formats

If a lender requires a property condition assessment, or CPCA, that option must be selected. Otherwise, choose the inspection format that best aligns with your requirements.

Our inspection reports are either compliant with ASTM E2018 – Standard Guide for Property Condition Assessments or adapted from CAN/CSA-A770-16 – Home Inspections.

Commercial Property Condition Assessments

For commercial properties from $1M to $10M, and smaller buildings where additional financial consideration is required, following ASTM E2018, Standard Guide for Property Condition Assessments. Inspections of the subject property assess the building systems and condition and the report includes summary data and cost tables for immediate and long-term expenses.

Budget Cost Range: $4000–$12000.

Adapted Small Building Inspection

Based on the CAN/CSA-A770-16 inspection standard to suit the requirements of small businesses considering single occupancy, locations constructed using wood frame construction and residential grade components. This may also be used for specified concerns of larger commercial buildings where the scope of work is limited. Optional information, based on CPCA standards, may be added to the report: Opinions on Probable Costs, Egress and Fire/Life Safety, Building Accessibility, Codes Compliance, Document Reviews and Interviews, and Change of Occupancy Requirements.

Budget Cost Range: $1500–$3000.

Supplementary Information Explaination

Codes Compliance -- Examines broad conformity with applicable construction and safety codes.
            
Includes review of visible and document-supported issues related to occupancy classification, egress, fire/life safety, accessibility, washroom requirements, and apparent code-related deficiencies. Specialized structural, mechanical, electrical, fire alarm, sprinkler, and hazardous materials design review excluded unless specifically stated.

Building Accessibility -- Assesses entrance, path of travel, and washroom features for compliance with accessibility legislation and barrier-free design.
            
Egress and Fire/Life Safety -- Evaluates emergency exits, fire separation, and detection systems to ensure safe evacuation and basic life safety compliance.
            
Change of Occupancy Requirements -- Identifies upgrades or alterations needed for approval of a new business use in a former residential or different occupancy type building.
            
Opinions on Probable Costs -- Provides estimated repair or replacement costs for reported deficiencies to support budgeting, negotiation, or planning.
            
Document Reviews and Interviews -- Reviews available permits, records, and occupant input to uncover hidden issues and provide context for physical findings.

Where multiple review categories are requested together, each additional stacked review fee will be reduced by 5% to reflect shared site observations, document review, analysis, and reporting effort.

Due to the number of inspections, and limited availability, it may not be possible to respond to every personal request.
