Service Overview

Standard practice is to inspect all major construction milestones from foundation through completion; however, individual milestone groups or inspection sections may also be selected where limited review of specific construction stages or components is requested.

Construction progress inspections are private consulting inspections intended to review selected construction milestones or inspection sections. Components, systems, or construction stages not specifically selected are excluded from scope and will not be evaluated, reported on, or assessed.

Inspections should occur before related work is concealed or construction progresses beyond applicable stage, as later inspections may limit observations of concealed components.

These inspections do not replace municipal, provincial, engineering, architectural, or other authority inspections, approvals, or certifications required by permit, regulation, contract, or financing conditions, and no responsibility is assumed for deficiencies or issues outside requested inspection scope.

Fenestration inspections should be completed before work proceeds on exterior finishes.
Cladding inspections should be scheduled to follow after fenestration is inspected and any concerns noted are resolved.

C) Unplanned / Targeted Mid-Construction Inspection

Use this option for a specific concern, missed milestone, partially concealed work, construction dispute, or limited status review during construction.

Recurring or multiple milestone inspections will include a reduced per-visit rate not shown in this calculation. Final quotation may vary depending on project size, complexity, scheduling, access, travel, and written agreement.

Inspection types not selected are excluded from scope.

Total dwelling units including principal dwelling unit and subsidiary dwelling units. A house with an apartment is "2" dwelling units. Any more than 4 total apartment units requires the commericial inspection form to be completed.

Detached Buildings

Detached buildings are free-standing structures such as garages, sheds, barns, and workshops. You may add more than one.
Accessory buildings are not included unless specifically requested. When inspected, these structures are not evaluated to the same scope, detail, or standard of care applied to the principal residential dwelling.
